Irvine Company: Construction Underway for New 21-Story Vertical Campus at 400 Spectrum Center
Work begins as company christens 200 Spectrum Center Drive, which is 40% pre-leased to Mazda, WeWork and Curse Inc.
IRVINE, Calif. (February 25, 2016) — Irvine Company announced today that it has begun construction of 400 Spectrum Center Drive, a 21-story vertical campus that will mirror 200 Spectrum Center Drive, which opened for business today.
“Our decision to start 400 Spectrum Center is a sign of our long-term faith in Irvine as a premier coastal California location for forward-thinking businesses,” said Doug Holte, president, Irvine Company Office Properties. “Both 200 and 400 Spectrum Center Drive will elevate business for our customers and add to Irvine’s spectacular skyline.”
At a gathering of civic officials today, Holte said the company had pre-leased 40 percent of 200 Spectrum Center to automotive innovator Mazda North American Operations, shared work-space giant WeWork, and cutting-edge, game communication leader Curse Inc.
“The diversity of the companies leasing and showing interest in 200 Spectrum Center confirms that Irvine Spectrum has evolved into Southern California’s hub of innovation,” Holte said. “I expect to see strong interest in 400 Spectrum, as well.”
The company pored through customer data to create “the ultimate modern workplace community for forward-thinking businesses” in terms of design, California coastal amenities and services that simplify the lives of Irvine Company’s business customers, Holte added.
Like its sister building a block away, 400 Spectrum Center features the sleek, modern design of world-renowned architect Pei Cobb Freed & Partners, whose 10-foot, floor-to-ceiling glass provides superior natural light and unobscured 360-degree views that will make the 426,000-square-foot building stunning to behold from inside and out. An efficient, flexible floor plan allows workspaces to grow and evolve in keeping with the businesses they serve.
Both 200 and 400 Spectrum Center also offer two Irvine Company signature amenities: The Commons, an open air gathering place featuring casual workspaces, an outdoor living room and complimentary WiFi; and KINETIC, which blends a state-of-the-art onsite fitness center and wellness services, with close proximity to the St. Joseph Hoag Health Wellness Corner at The Village apartment homes. Showers, lockers and covered bicycle storage enable outdoor fitness as well as easy commuting by bike.
200 Spectrum Center was awarded “Designed to Earn the ENERGY STAR” recognition in 2015 and is expected to soon earn a Leadership in Energy & Environmental Design (LEED) Gold Certification.
Located in the center of one of California’s most successful business communities, 200 and 400 Spectrum Center are adjacent to a variety of housing choices and Irvine Spectrum Center, which offers 1.2 million square feet of restaurant, retail and entertainment options to seamlessly integrate work and life.
“We’re continuously listening to our customers, and pushing to enhance the workplace experience, knowing that professionals integrate work and life more than ever,” Holte said. “With its world-class amenities and location, 200 Spectrum Center has quickly become one of the most sought-after addresses in the region – and 400 will soon follow.”
