Irvine Company announces three multi-floor leases at 200 Spectrum Center Drive
Innovators and industry leaders Mazda, WeWork and Curse Inc. lease a total of 168,000 square feet
IRVINE, Calif. (Jan. 14, 2016) — Irvine Company announced today that automotive innovator Mazda North American Operations, shared work-space giant WeWork, and cutting-edge, game communication leader Curse Inc. have leased a total of 168,000 square feet at the new 21-story vertical campus at 200 Spectrum Center Drive, well in advance of the building’s spring grand opening. These moves add to Irvine Spectrum’s growing reputation as a Southern California hub of innovation.
With these first three tenants, 200 Spectrum Center is now 40% pre-leased and is expected to climb to 60% after completion of several pending deals.
“200 Spectrum Center is the ultimate modern workplace community,” said Steve Case, executive vice president, Irvine Company Office Properties. “Its stunning design, coastal California lifestyle amenities, and location in the heart of vibrant Irvine Spectrum make 200 Spectrum Center the perfect home for forward-thinking businesses.”
Mazda, which leased 102,000 square feet on 5 floors, will make 200 Spectrum Center its North American headquarters.
“It is one thing to build outstanding vehicles, but the people who work for Mazda must also feel that their workspace is as good as the cars we build,” said Masahiro Moro, president and CEO, Mazda North American Operations. “Continued improvement of the work environment will lead to a better experience for our customers, and that is our ultimate goal.”
Designed by world-renowned architect Pei Cobb Freed & Partners, the 426,000-square-foot building features sleek, modern architecture with unobscured 360-degree views. The building offers 10 feet of floor-to-ceiling glass for superior natural lighting and an efficient floor plan for maximum flexibility. 200 Spectrum Center was awarded “Designed to Earn the ENERGY STAR” recognition in 2015 and is expected to earn a Leadership in Energy & Environmental Design (LEED) Gold Certification upon completion.
The vertical campus also offers two Irvine Company signature amenities: The Commons, an open air gathering place featuring causal workspaces, an outdoor living room and complimentary WiFi; and KINETIC, which blends a state-of-the-art onsite fitness center and wellness services, with close proximity to the St. Joseph Hoag Health Wellness Corner at The Village apartment homes. Showers, lockers and covered bicycle storage enable outdoor fitness as well as easy commuting by bike.
“We were drawn to the innovative energy of 200 Spectrum Center,” said Mark Lapidus, global head of Real Estate at WeWork, which is leasing 44,000 square feet. “The location is ideal for entrepreneurs, startups, and small businesses and we’re looking forward to growing the WeWork community in Orange County.”
Located in the center of one of California’s most successful business communities, 200 Spectrum Center is adjacent to a variety of housing choices and Irvine Spectrum Center, which offers 1.2 million square feet of restaurant, retail and entertainment options to seamlessly integrate work and life.
“When we decided to relocate employees from San Francisco and Huntsville, Ala. to develop a new base of operations on the West Coast, we were looking for a place with the right aesthetics and function that reflect the healthy work-life balance that we strive for,” said Michael Comperda, chief technology officer and president of Curse, which leased 22,000 square feet. “Our new headquarters in Irvine gives us the opportunity to recruit and retain a workforce that reflects the culture and passions of our company.”
The early leasing success at 200 Spectrum Center has helped bolster the Irvine Company’s plans to build a 21-story sister high-rise building at 400 Spectrum Center Drive.
“We’re continuously enhancing our differentiated workplace experience, knowing that professionals integrate work and life more than ever,” Case said. “With its world-class amenities and exciting location, 200 Spectrum Center has quickly become one of the most sought-after addresses in the region.”
